ARRIVAL & DEPARTURE
Check-in is available after 3:00pm. Check out for all guests and cars is 10:00am.
DEPOSITS & PAYMENTS
A 50% deposit is required for all reservations at the time of booking; the balance is due 60 days prior to arrival. A valid credit card must be provided with the attached credit card authorization form to guarantee the reservation in lieu of a security deposit. Until Tenant has paid the 50% deposit, Landlord has no obligations under this Vacation Rental Lease Agreement and makes no guarantee of availability of The Palmer House premises or services, and may book alternative guests in place of the Tenant. PAYMENTS ACCEPTED: Visa, MasterCard, Discover, American Express, Bank Certified Check, & Cash. All deposits and payments are due in U.S. funds only.
OCCUPANCY
The maximum occupancy of The Palmer House is five guests. Rates are based on five person occupancy and are subject to change without notice. Please provide accompanying overnight guest names.
CANCELLATION POLICY
Cancellations up to 60 days prior to arrival will result in a forfeiture of total deposit. Cancellations within 60 days of arrival will result in a total forfeiture of rental amount. All cancellations must be made in writing. There are no refunds due to medical or family emergencies, unfavorable weather, missed or cancelled flights, shortened stays, or later arrivals. If you fail to show up for your reservation you will be charged for the entire stay. We strongly recommend taking out travel insurance. In the event of a) damage to the property premises which cannot reasonably be repaired prior to commencement of the lease or b) any other occurrence which renders the lease impossible beyond the reasonable control of the Landlord, including but not limited to an act of God, flood, fire, or mandatory evacuation due to hurricane, this Agreement may be terminated and a refund will be issued.
PARKING
Parking is provided for one car, it is a tight space so compact cars only during the term of lease. Parking is at Tenant’s own risk; Landlord assumes no responsibility for theft or damage to Tenant or Tenant’s guests’ vehicle on our premises.
SMOKING
For your safety and the safety of others, smoking is not permitted in The Cottage. Any violation the non-smoking or open flame policy will result in a charge for additional cleaning costs.
CHILDREN
Children are welcome in The Palmer House.
PETS
Pets are always welcome at The Palmer House. We require a $75 non refundable pet fee per pet, per stay. This excludes service pets with appropriate documentation. A portion of this fee will be donated to our CASAS Animal Shelter (No Kill). We love all kinds of animals, but only domestic pets, like cats and dogs, are allowed to stay at The Palmer House. No more than two (2) domestic pets are allowed in the house. Pets must be up to date on all vaccinations.
GENERAL CONDITIONS
Tenant agrees to not use the premises for any activity or purpose that violates any criminal law or regulation. Tenant agrees to allow reasonable access to the house and property to Landlord and its agents for scheduled cleanings, repairs, and maintenance. Tenant agrees to not deliberately or negligently destroy, deface, damage, or remove any part of the property. Tenant is responsible for any damages done by themselves, their guests, and vehicles. Any violations of this agreement are grounds for immediate removal and forfeiture of their rental payment(s).
HOLD HARMLESS AND INDEMNITY
Landlord shall not be liable for any damages and/or injury to Tenant and/or their guest(s), or their personal property due to Tenant and/or their guest(s) acts, actions, or neglect. Tenant agrees to hold Landlord harmless against any claim for damage and/or injury due to Tenant’s and/or their guest’s act or neglect.
